Waukee is growing rapidly with the population basically doubling from 2010. If you want new construction, schools that keep getting built to keep pace, and room to actually grow into a neighborhood, Waukee is usually where people land.
Neighborhoods
Fox Creek Estates: A residential neighborhood just off Douglas Parkway, walkable to Grant Ragan Elementary and close to the Waukee YMCA, parks, bike trails, and a handful of restaurants and shops.
The other name you'll hear most is Kettlestone: Waukee's big mixed-use district out by Grand Prairie Parkway and Westown Parkway. The city splits it into three parts, each doing its own thing:

Kettlestone Central:
A stretch built around the Kettlestone Central Youth Sports Complex: two large fieldhouses with 12 basketball courts between them, plus an outdoor basketball park.

KeeTown Loop:
An entertainment strip anchored by Vibrant Music Hall, a concert venue that won the Business Record's Best Live Music Venue in their 2025 Best of Des Moines awards. The city's building this out as the entertainment hub for the whole district.

Kettlestone Lakes:
Visible right off I-80 along Grand Prairie Parkway: retail, dining, hotels, office space, entertainment.
Housing:
Most of Waukee is new construction. A lot of it has been built in just the last 15 years; you won't find much from before 1990. Prices run anywhere from the mid-$300s for an entry-level new build up to $1M+ for a custom build on a bigger lot. Citywide, the median home price lands around $350K–$400K.

Homeownership here sits around 66.5%, which tracks with a city still filling in with first-time move-up families and dual-income households chasing new construction
and good schools.
Apple's data center and the Kettlestone build-out have also pulled in newer transplants working in tech-adjacent and construction fields. Niche even ranks it #8 of 48 Iowa suburbs for young professionals, on top of its reputation as a family town.

Waukee Community School District is one of the fastest-growing districts in the state. There are two high schools now, Waukee High School and Waukee Northwest High School, plus a string of middle and elementary schools covering the district's four communities.
Niche grades it an A for public schools (#4 of 48 Iowa suburbs, #7 of 136 Iowa communities for public schools), CITYVIEW named it Best Local School District in their 2025 Best of Des Moines awards, and the district was just named one of Iowa's Top Workplaces for 2026 by the Des Moines Register.

D1 Training Des Moines is a popular pick, with group fitness, personal training, and youth athletic programs.

Triumph Park, a complex that sits on land shared with Waukee High School. The centerpiece is the EPIC Inclusive Playground, with sensory play elements designed for kids of all abilities.
There's also a pond with an ADA-accessible floating fishing pier, a walking path around the water, and the Miracle League Field for baseball and softball.

If you're selling here, know that your buyers are cross-shopping you against brand-new construction down the street. A well-maintained resale needs something new builds can't easily compete with. This could be a finished basement, mature landscaping, a bigger lot than what's typical for new builds, or upgrades that are already done. Make it easy for people to say yes to character that's already established.
Buyers
Here's the thing about Waukee: a lot of it is still being built out in phases. Before you write an offer, ask what's still planned around the lot, a future retail pad, an apartment building, another round of homes, so you actually know what your future neighborhood is going to look like. And with two high schools now (and boundaries that have moved as the district's grown), confirm exactly which elementary, middle, and high school a specific address feeds into.

Morning golf at Sugar Creek while the course is still quiet. Followed by lunch and a drink on The Huddle's patio, and a cigar at Leaf Brothers to let the afternoon slow down. Then a movie at The Palms to close it out.
