Why June Is the Sweet Spot

Families with kids want to be in their new spot by September, which means the competition for good homes in good school districts peaks in July. The buyers who win aren’t the ones with the best offer in July. They’re the ones who started in June.


Starting your search early gives you more inventory to choose from before peak summer competition, and time for a realistic closing timeline (typically 30 to 45 days from accepted offer). It gives you room to breathe if anything delays, like inspections, appraisals, or financing. And it means you can enroll your kids before school starts, not after.


Know Your School District Before You Fall in Love with a House

In the Des Moines suburbs, school district boundaries don’t always follow neighborhood lines. A street or two can put you in a completely different district, with a different elementary, middle, or high school. Do this research before you start touring, not after.


Here’s what to look up for any home you’re considering:

•      Which district does this address fall in? Check each district’s website, since most have an address lookup tool.

•      What are the school boundary lines for elementary, middle, and high school?

•      Are there open enrollment options, and what are the deadlines?

•      Does this district have specialized programs (STEM, arts, dual language) that matter to your family?

Working backward from a September school start, here’s what a June buyer’s journey looks like:

That buffer in late July? It means you’re not moving boxes and signing school forms on the same day. It means your kids get to see their new neighborhood before school starts. It means you actually get to breathe.


Three Things to Do This Week

If school-district timing matters to your move, start here:

1.     Get pre-approved. Your agent can’t show you the right homes until you know your budget, and sellers won’t take you seriously without it. This is step one, always.

2.     Make a school priorities list. Write down the districts or schools that matter to your family before you start touring. It will save you from falling in love with a house that’s zoned wrong.

3.     Call an agent this week. The difference between “we’re thinking about moving” and “we’re under contract” is usually just one conversation.


What Happens When Families Wait

The most common mistake I see is families treating the home search like a summer project they’ll get to eventually. By the time July hits, inventory has thinned, competition has sharpened, and the closing math stops working in their favor.


They find the right house but can’t close before school starts, so they’re moving boxes and scrambling to get ready for school at the same time. Or they settle for a house in the wrong district because the one they really wanted sold in June to someone who started earlier.
